Board approves penthouse fenestration changes at Royal Club condominium on Collins Avenue

The Historic Preservation Board approved a certificate of appropriateness on July 11 for modest penthouse-level alterations at the Royal Club condominium, 4024-57 Collins Avenue, to enlarge an existing opening and add additional glazing at the building's penthouse level.
Staff described the structure as a non-contributing 1981 building and recommended approval, saying the penthouse-level alteration is a common architectural practice and would not adversely affect the building or surrounding historic district. "We do not believe that this modification will have any adverse impact on the design of the building or the surrounding historic district and we are recommending approval," staff said in their presentation.
Applicant attorney David Sachs said the request is for a roughly 17-by-7-foot change to a limited common element that the condominium board has approved. "We're asking for a modest... 17 by 7 foot demolition of that limited common element or northern wall that we're asking for to be replaced by windows so we could have some visual view of North Beach," Sachs said.
No members of the public spoke in opposition, and the board moved, seconded and approved the item in a roll-call vote. Board members recorded affirmative votes and the chair congratulated the applicant.
