Planning board unanimously approves two small zoning changes in Districts 1 and 3
Summary

The Planning and Zoning Board unanimously approved two relatively straightforward zoning requests earlier in the meeting. Item H1 involved a request by Isabella Zimmerman and Mike Sapala to reclassify a parcel in District 1 from General Use (GU) to Agricultural (AGR). Zimmerman, who identified her address in Mims, told the board the change would align zoning with an existing Agricultural future land use designation and allow a future home, a small nursery and limited livestock.
Item H2 was an application by Nicholas Duffy in District 3 to change zoning from BU-1 to BU-2 to permit indoor-outdoor storage for boats and recreational vehicles. Duffy said the project would use a binding development plan (BDP) similar to prior approvals in the area that keep outdoor storage behind a front-facing building; the board’s motion expressly limited BU-2 uses to outdoor storage for RVs and boats with an accompanying BDP.
Both motions passed by voice vote with no recorded opposition. The items will be forwarded as recommendations to the Brevard County Commission for final determination.
