Council approves Moba Drive variances, denies Robinson Road curb cut; golf‑cart special use permitted

Peachtree City — The City Council approved variances reducing required front setbacks for two industrial lots in the Moba Drive/Highway 74 industrial area, denied a request for a new curb cut on Robinson Road and approved a special‑use permit to allow golf‑cart rental, sales and service at 1001 Moba Drive.

Developer Chuck Ogletree of Southtree Commercial Development told council his client OSMOS Utilities sought a location in Peachtree City for a new campus. Ogletree said the lots along Moba Drive have road frontage on three sides and that the requested reduction — from a 50‑foot to a 30‑foot front setback — would allow the company to shift the building and parking while keeping a tree buffer along Highway 74 intact. "We're asking for a variance to go from 50 feet down to 30 feet," Ogletree said during his presentation.

Public hearing: staff reported no speakers in opposition to the Moba Drive variances. Council approved the variances after public hearing and staff presentation. Separately, a variance for an adjacent lot (1800 Moba Drive) asking for a similar setback reduction to allow additional parking in a cul‑de‑sac was likewise approved.

Robinson Road curb cut denied: property owners at 405 Robinson Road sought a curb cut onto a collector road because an easement shared driveway would cross a proposed septic location. Several neighbors spoke in favor of a separate, centralized driveway for safety and property‑value reasons; one neighbor asked for assurance that the cart path would not be blocked during construction. Staff recommended conditions including an engineering sight‑distance report and a minimum 20‑foot width measured from back of curb to property line. The council motion to approve the curb cut failed on a tie vote; the action did not carry.

Golf‑cart business approved: council approved a special‑use permit for a golf‑cart sales, rental and service business at 1001 Moba Drive to locate in the same industrial park where the new pickleball facility and other businesses are under development. Developer Chuck Ogletree said the permitted use would keep an existing dealer in Peachtree City and provide services on the city’s south side. The special‑use permit was approved by council vote.

Next steps: staff will complete permitting and site‑plan steps for the approved variances and special use; the denied curb‑cut request may be revised and resubmitted. Council asked staff to follow up on questions raised during public comment about stormwater and on materials stored outdoors for the OSMOS testing area.
