The Miami Beach Board of Adjustment voted unanimously July 7 to approve two variances allowing a carport at 8527 Crespi Boulevard in the townhome (TH) zoning district.
City staff explained that TH zoning generally does not permit carports in the front yard, unlike the adjacent single‑family district, but that this property directly abuts single‑family zoning to the north and the proposed carport is smaller than a typical 20‑by‑20 carport (about 10.5 by 17 feet). “Due to the applicant abutting the single family district to the north, which does allow carports, this property with a carport would not be out of character with that neighborhood,” said Mr. Beloush, city staff, while recommending approval of both variances.
Applicant Norman Woods, who appeared remotely and was sworn, said the carport would improve the property’s appearance and help protect vehicles. No members of the public spoke in favor or opposition.
Board members discussed the map and whether the subject lot “directly abuts” single‑family zoning or is merely adjacent across a street; staff clarified that, for this parcel, the townhome lot in question directly shares a property line with single‑family zoning to the north. One member noted the long history and mixed character of the area and asked whether approval would set a precedent; another member said the board should be reasonably consistent and noted the board had approved similar encroachments previously.
A motion to approve the variances was made by Mr. Silvers, seconded by Mr. Nagler, and carried by a 5–0 vote (Mr. Nagler, Mr. Silvers, Mr. Aronson, Mr. Racine and Chair Mr. Goldberg voting yes).
