EDA reports Hardwood Estates phase 1 sold out; planning for phase 2 begins
Summary
The Economic Development Authority reported that phase 1 of Hardwood Estates exceeded expectations, that lots are under contract and that work is beginning to plat and prepare phase 2.
The Cannon Falls Economic Development Authority reported March 18 that Phase 1 of the Hardwood Estates development has been highly successful and that the community is preparing to move into Phase 2.
Council members said all lots in the initial phase of single-family homes are under contract and that the development team and consultant WHKS (presented by Jesse Preston) are working on platting for the next phase. Council and staff discussed the possibility of accelerating grading so that phases 3 and 4 could be completed together and noted that the road extension to County Road 24 and park construction are part of planning conversations.
Staff said the current plan for Phase 2 features single-family lots similar in size to Phase 1 (roughly 68–75 feet wide) and that no townhouse or multifamily parcels are included in the current Hardwood Estates Phase 2 plat. Council members noted ongoing community demand for multifamily elsewhere in the city but said Hardwood Estates is being driven by single-family demand.
