Tift County zoning overlay text amendment tabled for 30 days while staff tightens language

TIFT COUNTY — County staff asked the Tift County Board of Commissioners to table a proposed text amendment to the Tift County Unified Development Code that would expand corridor overlay zones along U.S. Highway 82 West and create a new overlay for U.S. Highway 319 South.
County attorney-level staff and planning staff told the board that the planning commission had approved the underlying concept but that several definitional and clarity issues remain in the draft ordinance. The request, made during the public hearing portion of the meeting, was for a 30-day tabling so staff and the county attorney could incorporate tightened language before the board takes final action.
“The planning commission approved the concept,” said Mister Carter (county attorney). “The concept’s not changing. But there’s some language that we would like to include in the text that’s not there, and we feel like if we could have that time it will make it a better ordinance.”
Staff told commissioners the amendment would affect Chapter 2 (Zoning, Districts and Uses) and referenced the specific sections in the draft text amendment presented to the board. The item was introduced as Resolution No. 2025‑O2 (text amendment to amend Chapter 2, zoning districts and uses; section 2.02‑0.01 generally; section 2.02‑0.04 U.S. Highway 82 West Corridor Overlay; and adding section 2.02‑0.05 U.S. Highway 319 South Corridor Overlay to the Tift County Unified Development Code).
No public comments were recorded at the meeting on the amendment. Staff emphasized the request was not to send the measure back to the planning commission; rather, staff sought time to clarify definitions and remove ambiguous language before the board acts.
The board scheduled further consideration at its regular meeting following the 30‑day period. No formal vote on the ordinance was recorded at this meeting.
The request follows the county’s recent use of commercial overlays, which staff said provided a new tool in the county zoning toolbox to guide commercial or corridor development while preserving clarity in permitted uses and standards.
If adopted, the overlay would create a zoning layer describing permitted uses, development standards and design expectations along the specified highway corridors; staff said final language would address definitions and remove ambiguity raised in attorney review.
