Commission approves rezoning of 3045 Scarlet Street to planned development

The Mainland Planning Commission voted 6-0 on March 4 to recommend approval of zoning map amendment ZM-25-1 to rezone 3045 Scarlet Street (Parcel 03-10769) from Freeway Commercial to a Planned Development District.
Christopher Carey, Glynn County planning staff, presented the request and the proposed PD text, which would retain the existing Freeway Commercial uses and add indoor industrial uses (manufacturing, processing and assembly operations), warehouse, gym/fitness studio and wholesale business uses, subject to exclusions listed in the PD text. Teeple Hill, agent for Buffalo Land Company, represented the applicant and told commissioners the proposed industrial uses would be conducted within the existing structure and would not be intrusive to neighbors.
Carey said the property is adjacent to Interstate 95 at Exit 38 and described the PD text and the list of permitted uses. Hill told the commission the applicant requests the flexibility to allow indoor industrial and storage uses in the building and that operations would be contained inside the structure. No members of the public spoke for or against the rezoning during the hearing. A commissioner moved to recommend approval, a second was recorded, and the motion passed 6-0.
The rezoning recommendation will proceed through the county’s adopted review process for final action and any site-specific conditions will be examined at the permit or site-plan stage.
