Planning commission approves 216-unit Walker Road apartment complex

The Mainland Planning Commission voted 6-0 on March 4 to approve site-plan application SP-25-2, clearing the way for a 216-unit multifamily development and associated infrastructure at 435 and 455 Walker Road.
The project, proposed by Walker Road Brunswick LLC, covers two parcels (Parcel 03-03928 and Parcel 03-03901) with different zoning densities. Christopher Carey, Glynn County planning staff, and Jake Lemmings of Robert Civil Engineering described the layout, buffers and utilities during the staff presentation and commission review.
Carey said the parcels are covered by planned development ZM-22-13 and showed site elevations and buffers required along the canal and adjacent residential areas. Lemmings, the project's civil engineer, said the development will detain stormwater on-site using an existing pond and an outlet control structure that will release at pre-development rates into the local canal and ditch. "Any development that comes ... has drainage requirements, so you have to detain your pre versus post on-site," Lemmings said, describing the planned pond and the county engineering review to follow.
Lemmings also told commissioners that a traffic study for Walker Road is already in progress and that utilities — including a force main and water main — will be extended along Walker Road during the civil plan phase. The staff packet presented density calculations that showed one parcel meeting a 10-units-per-acre maximum and the other a 16-units-per-acre maximum; the application totals 216 units across both parcels, per staff presentation.
No members of the public spoke in opposition or support during the open-comment period. A commissioner moved to approve the site plan and a second was recorded; the motion passed by a 6-0 vote.
The county will review civil plans, drainage reports and any required roadway improvements during subsequent permitting stages prior to issuance of construction permits.
