Wilson County approves land-use plan amendment and rezoning for Highway 109 property

Wilson County commissioners voted unanimously Monday to approve a land-use plan amendment and rezoning request for property at 8695 Highway 109 North in Lebanon.
The change reclassifies the 1.22-acre parcel from low-density residential/agricultural (A1) to high-density, low-intensity commercial (C3) and amends the county land-use plan to reflect that change. Christopher Lawless presented the application, which was filed by Dan Curry of Curry Surveying with the permission of property owner Matt Bryson doing business as MAPI Inc. The planning commission forwarded a positive recommendation after its Feb. 21, 2025 meeting.
The move allows the property owner to operate highway-oriented commercial uses consistent with the C3 classification. Matt Bryson, who said he lives in the district that includes the property, spoke at the public hearing and fielded questions from commissioners. Commissioner McFarland said Bryson is “an honorable gentleman” with an existing, similar business in Gallatin and moved to approve the requests; the motion was seconded and carried without objection.
The property is identified in county records as Wilson County tax map 13, parcel 36. The planning presentation noted the amendment and rezoning were reviewed by staff and recommended for approval; no formal conditions were read into the record at the commission meeting.
The commission’s action clears the way for the owner to pursue permits and any required site work under the C3 zoning designation. The planning office has the application file at 228 East Main Street.
The county did not state a timeline for any building permits or infrastructure work tied to the rezoning.
