On Phase 2A the outstanding issue pertained to street-tree species and placement. Staff worked with the developer and citizens and reached a compromise; the agreed-upon street trees were installed in November. Phase 2B’s changes were limited to updated as‑built locations for several townhouse buildings and an adjusted lot line to accommodate an as‑built firewall; staff said these changes do not alter zoning (the area remains in the permitted district) and meet code standards.
Commissioners discussed the county’s tree list and past sidewalk/root damage issues in Sun City and asked staff to update the tree list to remove species that cause root damage (staff noted Bradford pears are not among the approved street-tree choices). Staff recommended approval of the final-plat revisions and reported there were no legal objections from county counsel.
No formal vote occurred at the work session; staff will advance the revised final plats for formal action at the regular meeting.
