Board approves tentative plat for Ingram subdivision; resident urges preserving river access at Comer Boulevard

The La Paz County Board of Supervisors approved a tentative plat (docket TP2024-01) on Jan. 20 for property in Section 10, Township 3 North, Range 22 West (APN 302-63-070B), with the planning department’s condition that all local, state and federal requirements be met.
During the public hearing, James Dickinson, a Comer Boulevard resident, said he opposed vacating the Comer Boulevard right-of-way because, he said, "If that right of way is vacated on that road, that'll take away all the public access that we as residents in Sourdough Tract don't have." Dickinson asked the county to preserve a parcel of land for public river access or a small county park.
Patty Ingram, the applicant’s agent, replied that the recorded county right-of-way currently "stops about a 50 feet short of the river," and that the Ingram family had proposed a minor revision to align lot lines and create a turnaround at the end of Comer Boulevard. She said the family is working on septic, soils reports and water rights as part of the tentative-plat process.
Planning staff told the board that public notices were posted and mailed and that the Planning and Zoning Commission had unanimously recommended approval on Jan. 2, 2025, with stipulations. Supervisor Holly Erwin said she will continue to work with the community development department and the applicant on residents’ access concerns as the matter advances through final approvals.
The board voted to approve the tentative plat as presented; staff noted outstanding agency comments and infrastructure issues that remain to be addressed before final plat approval.
