The Jones County Planning and Zoning Commission on an advisory vote recommended approval of a request from Ocmulgee Property LLC to amend an existing planned unit development to allow a 32‑unit fee‑simple townhome project on about 5.2 acres near 632 River North Boulevard.
The applicant, Chillers Adams, told the commission the submission is the same plan that was considered in December, and that “we worked over the last several months to come to mutual resolution” with the River North homeowners association; the applicant said the parties have a signed agreement dated March 17 outlining terms both sides agreed to. The commission’s recommendation will go to the Jones County Board of Commissioners, which will make the final decision on April 1.
Neighbors spoke in opposition at the Planning and Zoning meeting, pressing concerns about drainage, sewer and road capacity. Richard Cazort, a River North Boulevard resident, said residents “have not seen the agreement” and asked to review it prior to the county decision. Another resident, Gwen Bryant of Riverpointe Drive, said she has safety concerns for her bed‑bound daughter and asked whether approval tonight would be final; staff clarified the commission’s action is only a recommendation and the commissioners will issue the final decision on April 1.
Commissioners and staff noted the signed agreement is dated March 17 and that the development proposal otherwise matches plans previously presented. After public comment and brief discussion, a commission member moved to recommend approval and the motion was seconded; the chair recorded the vote as in favor. The commission’s recommendation and public comments will be part of the packet forwarded to the county commissioners for the April 1 meeting.
The applicant and opposing residents were directed to continue discussions among the homeowners association and the developer before the county commission hearing. The commission did not set conditions beyond the standard review; any building permits and infrastructure sizing remain subject to the county’s permitting process and any required engineering approvals.
