The Walton County Technical Review Committee on March 19, 2025 conditionally approved the County Road 3280 Residential project (MAJ24-000031), clearing the way for Planning Commission review once outstanding minor comments are addressed.
McNeil Carroll Engineering presented the application on behalf of Highway 3280 LLC for a 22-lot, single-family subdivision on approximately 11.25 acres. Planning staff reported that a recent resubmittal had addressed many earlier reviewer comments, including landscaping and sidewalk plans, though outstanding items remained (notably a survey with title and pending fire review comments). The applicant, James Thompson of McNeil Carroll Engineering, told the TRC the survey with benefit of title had been submitted and that a physical copy was available.
Planning staff (Rosanna) recommended conditional approval to the director and forwarding to Planning Commission once all outstanding comments were cleared. The TRC voted in favor of the conditional approval and to move the item forward to Planning Commission review pending resolution of remaining reviewer comments.
