The Walton County Technical Review Committee on March 19, 2025 voted to continue a major subdivision application on East Nursery Road to the April 16 TRC meeting after staff found the submitted compatibility analysis incomplete.
Dewberry Engineers is seeking approval for a 53-lot, single-family subdivision and associated infrastructure on about 28.2 acres (future land use: residential; zoning: neighborhood infill) located in District 5 north of East Nursery Road. Planning staff said the compatibility analysis was one page and “didn’t really highlight any of the requirements of chapter 2,” specifically failing to analyze lot size, orientation, setbacks and height standards required for neighborhood-infill developments.
Applicant representative Rudy Mall told the committee the team had received staff comments, had revised the compatibility analysis and planned to upload the revised materials; engineer Ethan Evans had prepared detailed building-height information that the applicant said would be provided for staff review. Planning staff recommended a continuance so reviewers and nearby residents could see the applicant’s revised materials and staff could re-review outstanding comments.
The committee voted to continue the application to April 16. Members indicated the continuance was intended to allow the applicant to resubmit the compatibility analysis and for staff to perform a full review before any decision at the TRC or subsequent hearings.
