The Community High School District 94 Board of Education voted March 18 to approve construction management and guaranteed energy-savings contracts with Allied Facility Partners LLC of Algonquin, Illinois, for a combined total of $2,948,914.
Director of Business Services Dan told the board the work covers multiple summer projects the district identified in the board packet and bid tabulation. He explained the timing for a greenhouse project was moved from spring break to the start of the school year so it would not disrupt horticulture classes. He also said Allied is still seeking contractors for stadium lighting and that the guaranteed energy-savings contract elements were competitively quoted though they did not require formal public bidding per elementary school code.
Dan described a planned “transition apartment” classroom and explained the higher cost compared with a typical classroom: "Allied Facility Partners estimates that building of a regular classroom normally costs around $750,000," Dan said, and added the transition apartment includes two kitchens, its own mechanicals for heating and air, additional concrete for a front porch and ramp, extensive plumbing for kitchens, bathrooms and a laundry room, a metal roof, and more electrical work; the space is approximately 30% larger than a regular classroom.
Board members pressed administration about the total amount; the figure did not appear on the agenda measure presented for the vote. After a request from a board member, administration supplied the bid tabulation showing a combined total of $2,948,914. The motion on the floor was amended to include that total and then approved by roll call.
Why it matters: The contracts commit the district to summer capital work that affects classroom space, energy performance and athletic facilities and will be scheduled to avoid interrupting coursework.
Implementation notes: Administration said Allied will finalize schedules and contractor selections; stadium lighting may rely on additional contractor quotes before that portion proceeds.
