Applicant representatives (MBL Architects and the property owner) said they will submit a full, to‑scale civil and grading set for civil review and noted they will apply for necessary zoning variances on parking where needed. Planning staff (mister Francis) flagged the need for a scaled drawing, a clarified parking table (the expansion adds seven spaces but the drawing lacked a graphic depiction), a screened dumpster location, photometric/lighting adjustments, and a truck‑turning diagram to confirm circulation. Fire and building staff indicated the addition will require sprinkler and alarm work consistent with code for the combined area.
Commissioners asked that the addition's front materials be coordinated with the existing building façade so the new work integrates visually with the existing structure; staff suggested incorporating the existing building materials around the new front where visible from public ways. The commission moved and approved preliminary plan approval with the standard condition that staff comments be addressed and required variances be sought before final sign‑off.
