Service committee sends rezoning request for 2236 River Road back to planning commission for review

Committee members recalled the parcel had previously been considered by the planning commission and received a negative recommendation because of concerns about density and number of units. The current application reduces the proposed density, and a planning commission member had indicated he might reconsider a lower-density plan; that prompted the committee to give planning commission another look. Speakers emphasized the difference between zoning classification and density and noted that a zoning approval would not automatically fix eventual unit count if a developer later applied for a different layout.
Committee members asked staff to obtain traffic volume and stormwater information and to coordinate neighborhood notification; the committee chair said the administration will keep the committee informed as plans come in. The committee approved forwarding the rezoning application to planning commission by voice vote, 5–0.
