The council approved two separate zoning actions during its March 18 meeting.
At 2845 Southeast Indiana Avenue, the council approved a planned-unit development (PUD) rezoning to allow the sale of up to five vehicles at a time, while preserving contractor-shop and service-station uses. Planning staff said the lot has had commercial use since 1959 despite residential zoning and that the rezoning would conform the property’s zoning to historic use; planning commission and staff recommended unanimous approval. Councilmembers asked for clarification that the limit was “up to five at a time,” which staff confirmed.
Separately, the council approved rezoning for property on Southwest Arbonia Place, just north of Southwest 17th Street and adjacent to a Lowe’s retail site, from commercial to an M2 multifamily-dwelling district to accommodate a proposed multi-family residential project. Staff told council the parcel has been vacant for years and that surrounding uses include large retail but also multifamily housing to the north and northwest; the planning commission unanimously recommended approval and staff supported the rezoning.
Both measures passed on voice/roll-call votes recorded as nine yes votes. Staff said the Arbonia rezoning is intended to enable construction of a multi-family project where market demand and context support residential use.
