City planning staff recommended forwarding a future land use map amendment and a county rezoning request for about 6.91 acres at 1928 Murfreesboro Road, located inside the urban growth boundary.
The request, filed by David Rahr, Brenda Rahr and applicant Tammy Walpole, seeks to change the property’s future land use designation from Rural Preservation/Open Space to Interchange Commercial and to rezone the parcel from A-1 (Agricultural) to C-3 (Highway Commercial) in the county, staff said. The planning commission was asked to recommend the future land use change to the city council and the rezoning to the county commission; no final vote on either body’s action was recorded at the meeting.
Staff described the site as surrounded by residential designations to the north and rural preservation/open space to the east and south on the future land use map, with county zoning of A-1 to the north and west, I-2 to the east and C-3 to the south. “This is an existing commercial area, and this request makes sense for this location,” staff said during the presentation.
Tammy Walpole, who identified herself as a property owner adjacent to the subject parcel, told commissioners, “We own the lot beside the 1942 and 46, and they’re both commercial. We’re just trying to add to it.” Her remarks followed staff’s presentation and were the only public comments recorded for the item.
Commissioners asked routine questions about jurisdiction and the role of the planning commission versus the county commission. Staff reiterated that zoning action for the parcel is a county decision and that the future land use amendment is a recommendation to the city council.
Next steps: the planning commission’s recommendation for the future land use change will be transmitted to city council for consideration; the rezoning recommendation will be forwarded to the county commission. The record at the planning meeting does not show a final vote by either the city council or county commission on these items.
