The Planning Commission approved a site plan for a proposed 18,000-square-foot specialized health care facility for Centerstone at 1816 North Washington Street.
Staff said the project will redevelop a parcel that previously held a health facility, and will include a new structure, parking and stormwater measures. "The proposed building will be an 18,000 square foot facility," staff said, and noted the applicant proposes 161 parking spaces plus six ADA and one van-accessible spaces (167 total) using permeable pavement with underdrains.
Staff recommended approval conditioned on a signed long-term maintenance agreement and a detention maintenance agreement to Public Works, and on updated dumpster-enclosure details. At the meeting a staff member added that the applicant must address an 80% total suspended solids (TSS) removal requirement under the city's MS4 stormwater program; the applicant's representative said the design team will make short changes to meet the requirement.
An applicant representative, Connor Gilbert of the civil engineering team, said the design team "is more than happy to bump things up to meet that requirement" and explained some timing constraints that had delayed a fuller response to comments. Public Works indicated it is willing to allow approval to proceed provided the maintenance agreement and other documentation are delivered prior to building permits.
Commissioners voted to approve the site plan with the stated planning considerations to be satisfied before permits are issued.
