Planning staff told the commission that the updated calendar adds a firm Development Advisory Committee (DAC) comment deadline and a 10-day applicant response period, followed by an additional DAC review window. "This adds a submittal deadline, as well as a DAC comments deadline," staff said during the meeting.
The change was presented as a response to repeated complaints from applicants about unpredictable review timing. Staff said some applications previously received comments within days, while others were delayed or "lost in an inbox," and that the new schedule will give both staff and applicants clearer expectations about when comments will be issued and when responses are due.
Staff said the calendar will supersede time requirements in the zoning ordinance and subdivision regulations for Planning Commission submittal deadlines if the commission adopts it. Commissioners discussed publishing a flowchart to accompany the calendar; staff said the flowchart will be finalized and distributed with the zoning ordinance amendments as an informational item.
A motion to approve the calendar carried on a voice vote. Commissioners noted the schedule may require occasional adjustments, but said it should improve clarity for applicants.
The commission directed staff to publish the flowchart and to bring related zoning-ordinance language forward as an informational item at the next meeting.
