The Solon City Council voted to refer an application from TMMC Ohio LLC to rezone permanent parcel 95619001 at 37500 Aurora Road from R1D single-family residential to W1 (Winery) zoning back to the Planning Commission for further review.
Why it matters: The council and several members said the applicant substantially revised the project design to remove residential elements, alter parking and lighting to reduce off-site impacts, and that the revised plan will return to planning for additional vetting and public review ahead of a November ballot where the full city will vote. Council members also reminded residents that ward veto rules apply: if a ward votes no while the rest of the city votes yes, the ward veto prevails.
Council comments and public guidance: Councilmember Bentley summarized changes the applicant made and said he would like the application to return to planning to "vent it out again in planning." Councilmember Zellwein noted the item will be on the November ballot and reiterated how the ward veto works: "if the rest of the city says yes but your ward says no, then it's done." Several council members encouraged residents to review the applicant's revised plans and attend upcoming Planning Commission meetings.
Next steps: The council formally referred the rezoning application to the Planning Commission. The item will return through the planning process and then, if advanced, will appear on the November ballot for a citywide vote with ward-veto provisions applying to each ward’s vote.
