Commission approves plat for Kirksey Commons replat to complete storage/retail project

The commission unanimously approved a final plat reconfiguration for the Kirksey Commons project on March 17, allowing four parcels on the west side of North Dixie Highway to combine into a single lot and reflecting an alley abandonment previously authorized by the commission.

Joseph Rodone (Carlton Fields), representing the applicant, said the replat completes the subdivision steps needed for the Kirksey Commons planned development. "It is being combined into ... one parcel," Rodone told the commission; he added that building permits are ready and the plat is a final step prior to issuance of a PCN number necessary to close out project conditions.

Why it matters: the replat consolidates parcels for a planned development (Kirksey Commons) that includes the project's approved ground- and second-floor plans; staff said the plat complies with subdivision design standards and recommended approval.

Staff presentation: Kevin DeFrank, senior planner, told the commission that staff finds the request complies with subdivision requirements in the city's zoning and land development regulations and recommended adopting Resolution 59-25.

Decision: the commission approved Resolution 59-25 by unanimous vote. The applicant indicated building permits are ready and expected construction to proceed once administrative steps are completed; the applicant agreed to provide a construction schedule to commissioners when available.

Next steps: the applicant will obtain a PCN number, finalize outstanding administrative steps and proceed with construction; staff noted the plat is required before issuance of a certificate of occupancy for the project.
