Templar Development Group presented a rezoning request March 17 at the City of South Fulton community zoning information meeting seeking to rezone 0 and 7210 Old National Highway from C‑1 (limited commercial) to TR (townhome residential) to build 107 townhomes on about 14.1 acres.
Josh Mahoney, attorney for the applicant, said the land is owned by Greater Victory Christian Center and that the church plans to sell a portion of the land to the developer to raise funds for a new church building. “The church owns all this land, and they want to build a new building,” Mahoney said, explaining the sale would finance the church’s project. The applicant is also seeking a future land use map amendment from regional live‑work to suburban neighborhood to accommodate the TR zoning.
Mahoney described a single entrance off Old National Highway, internal sidewalks and walking trails that would connect the residential portion to the church parcel, and an on‑site amenity area the applicant said could include a dog park or passive open space. He said no final decisions have been made about church amenities but that church planners have discussed a playground. Mahoney also said the townhomes would be fee‑simple for sale and that the ordinance requires two‑car garages; he did not provide final elevations or bedroom counts at the information meeting but said those details would be provided before the planning commission hearing.
No formal action was taken at the information meeting. Staff reminded the applicant of public participation and filing deadlines; the application will proceed to planning commission and city council hearings in April and May.
