Michael Katzidis of MK Studio returned to the DRC with a third design iteration for a new principal building at 115 Winslow Road. Katzidis said the revised design reduced overall height by about 3.5 feet (now shown at roughly 24 feet 5 inches to top of main roof) and shifted the house to increase separation from the neighbor at 119 Winslow.
City staff member Elizabeth commended the applicant for reducing mass and height and for attempts to make the new construction compatible with adjacent historic houses. Staff noted the building footprint is under the recommended 35 percent maximum and said the porch, columns, foundation banding and siding exposure need further specification to align with guidelines. Staff also asked for window specifications and material samples (lap siding type, roof materials, trim details).
Commissioners provided detailed feedback. Several asked that the front porch be more substantial (wider or deeper) so it reads as a porch rather than a stoop, subject to zoning and setback constraints. Commissioners agreed the proposed column scale was generally acceptable but suggested exploring pairs of columns or different porch proportions to improve historic fit. Commissioners expressed concern that the rear roof massing/dormer reads large and could create an overly two‑story appearance from Winslow Road; several recommended further studies of rear massing and alternative roof forms.
Design team will revise porch depth/width within zoning limits, confirm porch column details and material specifications, supply siding reveal and window schedules, and investigate ways to reduce perceived rear massing before returning for a voting meeting and COA.
