City staff member Elizabeth said a rear dormer appears appropriate in concept but requested additional information for a COA: dormer roof slope, confirmation that the dormer will be recessed at least one foot from the exterior wall, and assurance the dormer roof slope relates properly to the main roof and nearby examples.
Commissioners raised proportion and window‑type questions. Commissioner Holly said the dormer proportions in the applicant’s photos varied and encouraged the designer to match proportions to neighborhood examples. Commissioner Brian suggested the dormer windows be double‑hung to align with guideline recommendations and asked the applicant to avoid small, squarish windows in tall dormer walls.
The applicant will return with dormer roof‑pitch drawings, the required one‑foot recess detail, and window specifications for COA review.
