Applicant seeks in-kind metal roof and copper gutters at Jasmine Grove

Amanda McCreary, a designer with Chisel Workshop, presented proposals to replace the roof and gutters at 231 Miles Manor Court (Jasmine Grove) during the March DRC meeting. The applicant said the existing standing‑seam metal roof and underlayment are deteriorated and proposed a like‑for‑like metal roof replacement with a dark bronze finish and new round copper gutters and downspouts.

City staff member Elizabeth told the commission that the National Register listing does not record original roof material or color, so replacing the existing standing‑seam metal in kind but changing the finish to dark bronze would be appropriate. Elizabeth recommended additional documentation to confirm whether any historic gutters remain so they can be preserved per the design guidelines.

Commissioners voiced general support. Commissioner K. (chair) said the proposal “sounds consistent with what the guidelines ask for.” Several commissioners requested confirmation about the condition and historic status of the round copper gutters that were reportedly installed in the 1980s and some of which were later painted.

No formal vote was taken at the DRC informational meeting; staff instructions focused on providing documentation about existing historic fabric and clarifying gutter finishes before a Certificate of Appropriateness application moves to a voting docket.

Clarifying details: the applicant said the roof substrate was largely replaced in 1981; the proposed change is limited to color (to dark bronze) and replacement of mismatched gutters with round copper gutters and copper round downspouts. Staff requested more detailed information on historic gutter locations to determine preservation potential.

Next steps: applicant will provide the requested documentation and return for a COA application with material and finish samples.
