The Westland Planning Commission on March 4 recommended approval of case 2273, a petition to divide 1.5 acres at 35857 Joy Road into two buildable single‑family residential parcels. Planning staff described the parcel as currently zoned PUD for development purposes and regulated under single‑family standards.
Administration described Parcel A as approximately 1.9 acres with 61 feet of frontage on Joy Road and Parcel B as approximately 0.6 acres with about 103.6 feet of frontage; both were reported to meet the single‑family zoning standards including the five‑foot side setback. Administration said the land division would not create nonconformities and that Parcel B would not become landlocked under the proposed layout.
Petitioner Richard Larrabee attended and said he had no additions to staff’s presentation. Commissioner David Swokas, who lives nearby, asked whether the private drive to a rear unit would be dedicated to the city or remain private; Larrabee answered it would be a private drive and that pavement will be required at the site plan stage. Administration confirmed pavement is a city requirement and must be addressed with the eventual site plan submission.
Commissioner Ruby Richards moved to forward case 2273 to city council with a recommendation for approval contingent upon the usual departmental requirements and recommendations; Hopkins seconded. The roll call vote was unanimous in favor and the chair told the petitioner to work with administration on next steps. The commission’s recommendation is advisory and the final action will be at the city council meeting.
