Georgetown planning commission votes to recommend rezoning 16 parcels to UR-1

Georgetown Planning Commission on Jan. 15 voted to recommend that Town Council approve a zoning map amendment to change 16 parcels from Neighborhood Residential District (UR-3) to Urban Residential District (UR-1). The commission’s roll-call recommendation was 4-0 in favor.

The request, presented by attorney David Hutt of Morris James on behalf of the contract purchasers, seeks to reclassify the parcels at the intersection of Zohr (Zor) Road and Sussex Pines Road to the town’s more common single-family residential designation. “This application is a request to amend the Georgetown zoning map, for these 16 parcels,” David Hutt said during the public hearing.

The change would reduce minimum lot-size requirements from UR-3’s 10,000 square feet to UR-1’s 7,200 square feet, a difference the applicant said could lower per-lot infrastructure costs and make homes more affordable. The applicant’s engineering team provided a conceptual sketch showing 78 lots on roughly 24.5 acres, a density the presenter described as about three units per acre.
