The Berkeley County Land Use Committee considered more than a dozen zoning and map-change items and took votes on a series of bills, approving several rezonings, denying one amendment to permit shooting ranges in an agricultural zoning district and postponing a sewer-dependent rezoning.
The committee denied bill 25-14, an amendment to Section 4S-6.4.7 of the Berkeley County Zoning and Development Standards Ordinance to establish firearms and archery ranges as a special-exception use in the Agricultural Flex-1 district. A motion to deny carried on a voice vote.
The committee approved bill 25-15, a rezoning request for a +/-0.66-acre portion of TMS 222-00-00-018 (Edgebrook Drive) to allow subdivision for single-family detached homes. Staff and the planning commission had recommended approval and there was no recorded opposition at the planning commission.
The committee postponed bill 25-16, a request to rezone a +/-2.4-acre parcel (TMS 233-02-04-031) from Manufactured Residential (R-2) to Mobile Home Park (R-3). Planning staff recommended denial until the applicant demonstrates the ability to extend public sewer; R-3 densities require public water and sewer. Councilman Newell moved to postpone; Councilman Owens seconded and the motion to postpone carried.
The committee approved bill 25-17, a rezoning of a +/-9.39-acre parcel (TMS 196-00-00-008) from R-2 to General Commercial (GC) in County Council District 6. Committee members discussed future right-of-way needs and sewer/water coordination; staff described the presented plan as conceptual and the applicant indicated willingness to coordinate reservations for right-of-way.
