The Kankakee Planning Board voted Aug. 17 to recommend a map amendment rezoning 205 North Irabant from R‑1 single‑family residential to C‑2 service commercial and to approve a conditional use permit allowing motor vehicle repair, including radiator and engine services, at the site.
Applicants Alexis Morales and Marietta Morales said the building is already equipped for automotive work, including vehicle lifts and floor drains, and they plan to operate the repair shop themselves with restricted hours. Planning staff told the board the property historically has housed automotive uses and that one neighbor had called to express support while requesting reduced hours to limit noise and to ensure no private parties are hosted on the site.
The board attached conditions intended to limit neighborhood impacts: restricted hours of operation (suggested 8 a.m. to 5 p.m., or as agreed by the board), compliance with all Fire and Health Department requirements, receipt of an operational plan describing services, staffing, programming and schedule, and screening for dumpsters and landscaping improvements. The board voted unanimously to recommend the rezoning and the conditional use permit with the added conditions.
Why it matters: The action regularizes a commercial use in a location bordering residential property and places operational limits and site improvement conditions on the applicant to reduce neighborhood impacts.
Next steps: The board will forward its recommendations and conditions to City Council; staff will include the conditions in the ordinance for council consideration.
