The Joliet Zoning Board of Appeals approved a variation 3‑1 to reduce the required rear yard setback from 25 feet to 23.5 feet so the owners of 6616 Choleric Drive can construct a covered deck across the rear of their house. The board found the proposed covered portion would not alter the essential character of the neighborhood and that an unroofed deck of the same dimensions could be built without a variance.
Staff reported the lot is approximately 67 by 120 feet in the Legacy Pointe subdivision and the house was built about 2012. The proposal would add a second‑floor deck across the back of the house that is 12 feet deep on the east side and 8 feet deep on the west side, with a roof over a 16‑by‑8‑foot portion. The roofed portion triggers the setback requirement for the primary structure, hence the requested variance to 23.5 feet.
Owner Trey Durden and architect Bob Gable told the board the roofed deck is sought for shade and comfort because the back of the house receives strong sun in summer months. Board members asked about second‑floor access and confirmed the deck functions like a balcony. The motion to approve passed 3‑1; Miss Radakovich voted no.
