The Christian County Commission voted to approve a replat to divide Lot 5 in Government Plaza, owned by Riverpointe Dental, into three tracts to allow two additional buildings to be built. The commission’s written consent was signed immediately after the vote so the applicant can file the replat with the county.
Jeffrey Butler, an architect representing Riverpointe Dental, told the commission that “They bought Lot 5 in Government Plaza, which is way bigger than they need for their little office building,” and said the owner wants to subdivide the parcel so “2 additional buildings can be built on it.” Butler said the subdivision requires county approval because of the property covenants.
Commissioners and staff discussed whether the covenants include design controls. One commissioner said the covenants did not appear to impose design restrictions, and Butler said the owner “is gonna be very careful about what goes in there.” The commission chair said the county and the owner want a cohesive look and that the owner, as master developer of that section, will control who buys the lots.
The chair also said the parties talked about limiting certain uses, adding, “we probably wouldn't want another marijuana, retail business out there,” and indicated the owner would protect the investment and aesthetic coherence of the development. Staff and the applicant agreed to supply the required mylar and paper prints for filing.
The commission record shows a motion and second were made; the chair called for the ayes and said the motion passed. The replat, signatures and immediate filing were arranged at the meeting so the applicant could go ahead and record the new lot lines.
