Planning commission forwards Goodwill special use permit, continues Lexicon site plan for additional materials

The Planning and Zoning Commission on Jan. 9 recommended approval with conditions for a Goodwill used‑merchandise store at 717 Gravois Road and continued a Lexicon Construction site‑plan review to allow the petitioner time to submit revised plans and required documentation.

The Goodwill petition, presented by David Bridal of David H. Dial Architects on behalf of Merz Goodwill, proposes converting the former Best Buy at Fenton Commons into a used‑merchandise retail store with a donation drop‑off area and queuing lane, and the applicant agreed to work with the city on solutions for donated items left outside after hours. Jason Ryback, vice president of Goodwill, said the nearby Sugar Creek location would be maintained as an attended donation center rather than retail.

The commission continued Case 2025SPR01 by Lexicon Construction (property addressed as 851/877 Heran Drive) because the petitioner filed a revised site plan after the commission packet was prepared and the revised documents lacked typical site‑plan detail such as elevations and building materials. The commission asked the petitioner to submit complete revised plans so staff can prepare an updated memo and conditions prior to the next committee meeting.

Both recommendations will be forwarded to the full board for public hearing and final consideration, the commission noted.
