ARB approves 22 Joy window replacement on condition the new unit match existing opening geometry

The Webster Architecture Review Board approved replacement windows at 22 Joy Avenue on the condition that the replacement fit the existing opening geometry shown in the photographs rather than changing the opening's profile.

During the meeting the board flagged a mismatch between the elevation drawings and photographs submitted with the application. Members noted the photographs show a horizontal element at the top of the smaller window while the supplied drawing appeared to come to a point, which would change the window geometry and create awkward infill and interior trim work.

The applicant, Carol Battles, said she had not expected to address the item in person but agreed to the board’s clarification that the replacement should match the existing configuration. The board’s motion approved 22 Joy with the explicit requirement that the new window for opening No. 2 “fit the existing opening to match the existing configuration.” The motion carried unanimously.

Board members cautioned that if the submitted windows alter the geometry in a way that creates exterior or interior infill work, the applicant may need to return to the board for a resubmittal. Several members suggested working with window fabricators to produce a custom unit that reproduces the existing shape rather than changing the roofline relationship or creating odd interior trim conditions.
