Board members raised concern that the building’s rear elevation facing Brentwood Park could appear as a blank wall and encouraged including clerestory windows to provide visual interest. Tom Auer, president of Oak Line Studio, the project architect of record, told the board the primary front facade would be a “full modular brick” and clarified that the material selected for some areas is a concrete masonry product rather than traditional thin brick.
The motion approved by the board specified that: windows at the rear elevation will be added above the garage doors as shown on the submitted elevation; the windows in the overhead garage doors may be removed; the applicant may reduce the amount of the concrete masonry unit on the front facade and instead include metal panel in the alcoves as an alternate; and the canopies shown on the hard‑line drawings will be included. The board voted unanimously in favor.
During discussion, board members suggested using the darker metal accent color shown in older renderings as a larger element in alcoves or over storefronts to give individual tenant identity. The applicant said the current rendering predates some design changes and that the team would update visuals to reflect the clarified materials and canopy locations.
The board’s approval allows the applicant flexibility to finalize material placement while requiring the rear clerestory windows and canopies as part of the approved package. The project team may return with updated elevations or final material samples as required by staff review.
