The planning commission on Sept. 9 approved a request from Live Oak Baptist Church to resubdivide multiple lots into two parcels so the church can build a fellowship hall. Kenneth Dutrouche, representing Live Oak Baptist, said the church owns roughly 4.23 acres across five purchased lots and needs to combine the front four lots into one parcel that fronts Highway 1077 to obtain the proper PF-1 zoning and move forward with permitting for the fellowship center. Staff’s report noted that one of the resulting parcels would not meet minimum road frontage along Hereford Road and therefore required a waiver from the planning commission; the commission granted the waiver as part of the approval. Commissioner Robert recalled earlier public comment on drainage when this zoning case was heard; staff and Dutrouche said the church is submitting plans and staff is reviewing drainage and site-work submissions. Commissioners moved to approve the parcel consolidation with waivers; Commissioner Walker moved to approve and Commissioner Truxillo seconded. The motion carried. Staff said the church is proceeding through the parish’s permitting process; any required drainage designs will be reviewed before the parish issues construction permits.
