The Planning Commission on Sept. 4 approved a final site plan for a new multipurpose building at Light of the World Church, while a council representative urged staff to correct a zoning-label error that currently identifies the property as a mobile-home-park (MHP) parcel.
Sean Heimer of Alvin Fairburn and Associates presented the church’s plan: an existing building on a roughly 3.5-acre parcel in the Eastover State subdivision and a proposed roughly 4,000-square-foot multipurpose building adjacent to the existing structure. Heimer said no variances or waivers were requested and that the project met planning and engineering comments.
Council representative Aaron Sandifer said the church has been a “vital part of that community” and argued the MHP zoning label is incorrect, calling for a cleanup or a rezoning if necessary. “How it was zoned with Mobile Home Park, that was an error,” Sandifer said.
Planning staff noted the project met the exception to a drainage-impact study because the proposed addition does not increase impervious area by more than 10 percent. Staff recommended approval of the final site plan, and commissioners voted unanimously to approve the addition.
Staff and the council representative discussed options for a corrective rezoning or administrative correction; the church may pursue clean-up of the parcel’s official zoning label.
Outcome: Final site-plan approval granted. Planning staff to advise church on options to correct the incorrect MHP zoning designation.
