Planning commission advances Coastal Oaks industrial park as first lot seeks development approval

Commissioners heard a preliminary site plan for Lot 1 of the Coastal Oaks Industrial Park and gave the developer a green light to proceed to the next technical review steps after staff said remaining engineering comments were being addressed.
The Planning Commission on Sept. 4 accepted a preliminary site plan for Lot 1 of Coastal Oaks Industrial Park and signaled support for the project to move to detailed engineering review.
Craig Corey of Monroe and Corey represented the property owner and described the lot as part of the industrial park approved the prior month. Corey said the proposed building would mirror two existing buildings along James Chapel Road and that the developer is dividing the overall tract into saleable lots for light industrial and commercial users.
Planning and engineering staff told commissioners the applicant had addressed staff comments and that final drainage and construction-details remained in design. “All of my comments have been addressed,” a planning/engineering staff member said; engineering will continue detailed drainage review as lots are developed.
Several commissioners welcomed the project as appropriate for the interstate-adjacent corridor. Commissioner Burns called the development “a positive thing” and moved to approve; the motion passed unanimously.
No variances or waivers were requested. Commissioners noted that each future lot buyer will still be required to submit site-specific plans for review.
Outcome: Planning Commission vote to move the Lot 1 preliminary site plan forward; applicant to continue infrastructure and drainage design and submit subsequent lot-level plans for review.
