Planning board approves temporary manufactured home on Pedroski Road with conditions

On July 22, 2025, the Calcasieu Parish Planning and Zoning Board granted an exception to allow a manufactured home on a 2-acre parcel in the 400 block of Pedroski Road in Moss Bluff to serve as a temporary residence during construction of a new home. Planning staff explained the exception is required because the property is within a single-family residential zoning district. Staff recommended approval because “minimal impacts are to be expected,” and listed conditions including adherence to the site plan on file, that the manufactured home be skirted before utilities are connected, that permitting be subject to sewer approval from the Louisiana Health and Sanitation Department, and that placement be limited to two years or until the new home is completed, whichever comes first. The motion to approve was made by Latricia Cobb and seconded by Janelle Hyatt; there was no public opposition on the record and the board approved the request by voice vote. No blue cards were submitted in opposition. Staff did not report any additional infrastructure or drainage objections; board members proceeded to a voice vote and the motion passed. The board recorded the conditions to ensure compliance with site plans, state sewer approval, and a defined time limit; staff will retain responsibility for verifying the conditions during permitting and development.
