The Englewood City Council opened a public hearing on Sept. 2 on a Planned Unit Development (PUD) amendment for the Chick‑fil‑A restaurant at the northwest corner of Broadway and Dartmouth. The amendment proposes two canopies over the drive‑through lanes, a widened drive‑through entrance and a widened bypass lane near the pickup window on Broadway, along with landscaping changes and a small parking reduction.
What’s proposed: Senior Planner Brook Bell described the site and said the amendment would add a canopy over the two‑lane portion of the drive‑through and a second canopy nearer the pickup window; widening the bypass lane will add plantings and remove three existing trees on Broadway while adding three new trees along Dartmouth and two additional trees north and south of the bypass to yield a net increase in trees on the site. One on‑site parking space would be removed to accommodate the widened entrance and curb adjustments. A decorative screening wall of the same material and height would be relocated slightly to accommodate circulation changes.
Staff recommendation and conditions: staff and the Planning & Zoning Commission recommended approval with conditions including (1) preserving or providing ADA‑compliant sidewalk along South Broadway (staff noted a light pole currently allows at least 4'‑3" of ADA clearance), (2) protecting views of a mural on the adjacent framing/arts building by limiting the height of plantings in the northern landscape strip, and (3) adding two 2.5‑inch caliper trees north and south of the widened bypass lane. The applicant asked that staff treatment regarding ADA and the mural be framed as objective, measurable requirements rather than indefinite notes on the PUD.
Public process and schedule: the hearing included presentations by Chick‑fil‑A representatives and restaurant management describing operational benefits of two‑lane service and canopies for employee safety and speed of service. No members of the public signed up to speak on this item during the hearing. Council closed the hearing and will take the item up for decision at its Sept. 15 meeting.
Ending: staff said the amendment will be brought back for council action on Sept. 15 with any requested clarifications and the conditions recommended by Planning & Zoning.
