City Council voted unanimously on Sept. 2 to find an annexation petition for a roughly 7.712-acre property known as Brighton Crossing in substantial compliance with state law and set a public hearing for Oct. 7, 2025. Associate Planner Stephanie Iams told council the property is generally north of East Bridge Street, south of future Royal Pine Street, east of the future North Golden Eagle Parkway alignment and west of I‑76.
Iams told council the parcel is approximately 7.712 acres, currently zoned A‑3 (Agriculture 3) under Adams County zoning, and is 46.8% contiguous with Brighton city limits, exceeding the one-sixth contiguity requirement in Colorado Revised Statutes section 31‑12‑104 (as referenced in the annexation petition requirements). The property is inside the city's growth boundary and designated mixed-use commercial and open space in the BeBrighton comprehensive plan.
Iams said staff found the petition met the requirements of CRS section 31‑12‑107 and recommended setting a hearing within the 30–60 day statutory window. Mayor Pro Tem and other council members discussed background: council had initiated the annexation process in part to enable completion of North Golden Eagle Parkway and associated street work to serve adjacent development. Councilmember Tadeo moved to adopt the resolution setting the public hearing; Councilmember Snyder seconded. The motion passed 7‑0.
