The Planning and Zoning Commission on June 9 approved a preliminary plat for 803 Fairview Drive that removes a small overlapping wedge of land from Lot 15A, correcting a decades‑old survey error.
Sarah (staff member) said the overlap was discovered when owners prepared to sell, and that the Board of Adjustment approved a minor lot-size variance to permit the corrected configuration to meet zoning requirements. "This lot...when they went to sell their property, they found out that historically there's been an overlap of these properties," she said, describing the change as a small red wedge taken from Lot 15A so the plat will be "clean."
Mark Frankenberg, speaking as the plat preparer with Downtown Washington, traced the problem to original surveys in the 1960s and noted the overlap persisted through subsequent developments and surveys. "What happened here, this started back in the sixties when Koch's was done...there was an overlap of about 6 feet. Nobody addressed it," he said, and asked the commission to approve the cleanup so the affected homeowner can sell.
Commissioners moved and seconded a motion to approve the preliminary plat; the meeting record shows the motion passed with no opposition recorded.
Staff said the approval will allow the owner to proceed toward sale and that similar cleanup requests from nearby properties may follow.
