Council approves final $16.46 million GMP package for airport terminal expansion

The Redmond City Council approved Guaranteed Maximum Price Amendment No. 04 for the terminal building expansion project in the amount of $16,462,173, closing out the construction-phase packages for interior furniture, fixtures and equipment and other final build items.

Zach Bass, Redmond Airport Director, summarized the scope of the terminal expansion: about 80,000 square feet added to the building, 6,000 square feet of new retail and concessions, seven new jet bridges, more than 25 additional restroom stalls and target LEED Silver certification. "When this went out to bid ... this came back, bid it at 16.462 as you can see up there," Bass said, noting the bid was about $900,000 above the project's DD estimate for that package.

Bass also said the team had added roughly $3 million of additional scope to the project (including HVAC and structural updates), which means the total project cost after GMP No. 04, design and owner costs sits at about $178.2 million — under the council-approved $180 million budget. Bass said the city is holding about $21 million (roughly 12 percent) in contingencies to address issues that may arise during the remaining two years of construction.

A councilor moved to approve the GMP amendment; the motion passed by voice vote. Council members congratulated staff for keeping the project near budget and for its management of contingencies.

Bass emphasized the amendment contains the final items needed to make the building operational, including FF&E (furniture, fixtures and equipment). Staff will continue project oversight through the remaining construction period and monitor contingencies and change orders.
