The Branson Planning Commission on Sept. 2, 2025, approved a request to vacate a remnant of Maywood Street right‑of‑way abutting 218 South Old County Road to clear title for planned renovations to the Branson Manor senior living facility.
Planning staff presented the application and said the right‑of‑way appears on a 1970 plat that included a note indicating the strip was to be vacated, but staff could not find an ordinance confirming that vacatur. Staff said the remnant is roughly 25 feet wide by about 140 feet long and that the city mailed notices to nearby property owners and contacted utilities; "There were no objections to this vacate," staff told the commission.
Brad Ferguson of Great River Engineering is the applicant; Todd Chandler represented the applicant at the hearing. Staff recommended approval to provide a clear title for the planned renovation work.
Action: The commission approved the street‑vacation request by a 7–0 roll call vote.
What it means: The approval clears an outstanding title issue for the parcel and removes an ambiguous right‑of‑way notation from older plats. Staff said major utility providers, the fire department and Public Works registered no objections during the public‑notice process.
Next steps: The city will record the approved vacation ordinance and proceed with standard title‑clearing and permitting processes for the property owner’s renovation plans.
