The Planning Commission approved a plan amendment, zone change, vacation of sidewalk/right‑of‑way, and a use permit for a proposed three‑story mini‑storage facility on Arville Street in Enterprise, forwarding items 25–28 to the Board of County Commissioners for final action.
Marissa Furman, representing the applicant, said the project would fit on a parcel roughly one acre in size, would include a building with a maximum height under the permitted limit and would house 365 storage units ranging from 25 to 250 square feet. Furman explained the design includes secured, badge‑controlled gates, one‑way ingress/egress, two loading zones and two transit stops within 1,000 feet that qualify the applicant for a parking reduction. “Many storage facilities generate minimal traffic. It's a predictable and passive use, and it makes sense for this area,” Furman said.
At the hearing, a commissioner expressed concern about the three‑story massing adjacent to the nearby motor coach business and asked how the applicant could fit 365 units on an acre; staff and the applicant noted that prior approvals and site design features supported the proposal. The commission approved the plan amendment and, separately, the zone change, vacation and use permit; those approvals will be forwarded to the Board of County Commissioners for final action on the scheduled date.
The commission’s action included granting waivers for reduced driveway width and reduced parking, with public‑works review of the one‑way design noted in the staff report. No specific conditions were read into the record at the hearing beyond the standard referral to the Board of County Commissioners.
