Commission approves outdoor storage use permit on Las Vegas Boulevard North with landscaping and safety conditions

On June 3 the Clark County Planning Commission approved a use permit and multiple waivers for outdoor storage and display related to an equipment rental/sales operation on Las Vegas Boulevard North, attaching conditions that reflect recommendations from the Sunrise Manor Town Board and new requirements added by the commission.

Planning staff presented UC25-1118 for a 4.18-acre site in an IL (Industrial Light) zone inside the Airport Environs AE-60 overlay; staff recommended approval of the use permit, waivers 1, 3 and 5 and denial of waivers 2, 4, 6 and 7. Applicant representative Nathan Taylor said the businesses have operated on the site since the 1990s, explained that entitlements had lapsed when a prior owner sold the property, and described negotiated conditions with the town board: alternative rock landscaping where trees struggle, prohibition of parking along Las Vegas Boulevard, keeping pallet stacks below fence line, graffiti removal and fence repair, maintaining a drive aisle wide enough for emergency access, and removal of existing razor wire.

Commissioner Stone moved to approve the application incorporating town board recommendations, adding a requirement for four large living trees along Las Vegas Boulevard (to be planted within the proposed desert landscaping), and withdrawing waiver number 7; staff clarified waiver number 2 remained necessary and that the project would still be deficient without it. The motion passed.

Discussion vs. decision: commissioners discussed long-term site condition and the feasibility of landscaping in the boulevard strip, and whether to require landscaping now or defer until major redevelopment.
