Planning staff recommends approval for outdoor storage and equipment sales at pallet manufacturer with conditions

Clark County planning staff recommended approval of a use permit, several waivers of development standards and the design review for an existing wooden-pallet manufacturing and vehicle sales site seeking to legalize outdoor storage and equipment rental sales.

Hunter White, principal planner, said the project returns the site’s uses to compliance after prior permits lapsed. Staff recommended approval of the use permit for outdoor storage and display and approval of waivers 1, 3 and 5 (modifying residential adjacency standards, reduced buffering and screening, and reduced parking); staff recommended denial of waivers 2, 4, 6 and 7 (reduced street landscaping, elimination of parking-lot landscaping, eliminating access gate setback and reduced security-wire height). White summarized Sunrise Town Board’s recommendation for approval with additional conditions including decorative rock and desert landscaping along the front property line, prohibiting parking on Las Vegas Boulevard, keeping stacked pallets below the fence line, maintaining the fence free of graffiti, maintaining a drive aisle and turnaround sized for emergency vehicles, and removing existing barbed wire from the fence.

White said no public cards in support or protest were received for the item in the briefing. The briefing provided an overview; staff’s recommendations and Sunrise Town Board’s conditions would be considered at the formal hearing and permit review.
