Commission approves outdoor‑storage plan on Cameron Street with fencing and landscaping conditions

The Clark County Planning Commission on June 17 approved vacation, waiver and design-review requests to allow interim outdoor storage on an 11.95‑acre industrial parcel west of Cameron Street, subject to revised fencing and landscaping conditions.

Lucy Stewart, representing the applicant and property manager, said the site had long operated as a collection of small contractor yards under prior management and that the current owners were “cleaning up the site.” Stewart explained the applicant would remove tenants, straighten and move a perimeter fence back 15 feet in one area, and add five feet of landscaping south of the driveway where rip‑rap for drainage does not prevent planting.

Staff and the Paradise Town Advisory Board reviewed the application. The applicant withdrew two waiver submittals affecting Decatur Boulevard after agreeing to provide the five‑foot landscaping strip there and to move the fence on Cameron Street back to provide a 15‑foot setback in a specified segment. The applicant said rip‑rap along parts of Cameron Street prevents tree planting and therefore some waivers for street landscaping remain necessary for those locations.

Commissioners asked staff to add a condition that any future building or formal development would trigger standard parking‑lot and street‑landscaping requirements at the time of building permit or future design review. The commission’s motion approved the vacation and waivers with the added conditions and with the town board’s requested five‑foot landscape along Decatur.

The approval is final unless appealed; the project file will reflect the exact list of waived standards and the new conditions requiring fence relocation and landscaping commitments.
