Planning staff presented a use-permit application (UC-25,280) to allow an aviary area outside with waivers to increase hardscape and reduce setbacks at a single-family home in the Paradise area during the July 1 briefing.

Staff reported the Paradise Town Advisory Board recommended denial of the use permit and certain waivers, citing concerns about proximity to Harry Reid International Airport. The file shows planning staff received five public-support cards and 13 cards and one letter in protest. The applicant submitted a revised site plan on June 30 reducing the hardscape waiver from 100% to 82% and adding front-yard trees, but staff said its recommendation of denial remained unchanged.

Staff also said the subject property has an active code-enforcement case (CE2201351) for an accessory structure built without a permit. The planning staff noted the property’s RS 5.2 zoning and said that the Paradise TAB specifically raised airport proximity concerns.

No formal decision was made at the briefing; staff said the application will proceed through the normal review and hearing process.
